Standards and Fees

Application fee per applicant: $55.00
Security Deposit/Holding Deposit: $100
Security Deposit - Additional: $200
Security Deposit - Maximum Additional: $400
Administrative fee: $250.00
Pet fee at move- in, non-refundable: $300.00
Monthly pet fee per animal : $35.00
Storage: $20
Garage - Detached: $90
Garage - Attached: $110
Garage -Attached with Storage: $120
Double Garage: $125
Fob: $25 Each Refundable
Gate Remote: $40 Each Refundable
Refundable Garage Remote Deposit: $50
Liability Insurance if renter's insurance policy lapses: $13.22
Apartment Transfer Fee: $500
Roommate Change Fee: $125
Package/Parcel Setup Fee: $10
Water/Sewer/Trash/Pest Control: Varies monthly based on usage, billed in arrears by third party
Pest Control: $2 monthly
Water/Sewer/trash billing fee:$3.25 not to exceed $10.00 monthly
Electric Service Fee for not setting up: $25 per billing cycle
NSF Fee: $50.00
Monthly Late Fees if not paid by the fifth (5) of the month, is $50.00.
Termination Fee: Equivalent to one-month base rent

Pet Policy

Max 2 Allowed | Max weight 75 lb each | One time Fee $300

Comments: Only one nonrefundable fee for 1 or 2 pets of $300 due at move-in. Monthly pet fee of $35 per pet. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

Sonterra Apartments at Paradise Valley is a Non-Smoking Community and requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
